Is Dubai Expensive? How It Compares With London, New York, Singapore & Sydney (2026)

Last updated: 8 October 2026. Amounts are in US dollars unless marked AED. The UAE dirham is pegged at about 3.67 per dollar.
Quick answer: That depends on what you are comparing it to. Dubai is cheaper than New York, London, and Singapore in terms of rent and daily expenses, and the absence of personal income tax widens the gap. However, Mercer’s expat cost-of-living ranking places Dubai 15th out of 226 cities, ranking higher than Sydney because the goods and services typically purchased by expatriates (such as centrally located housing, international schooling, and imported products) come with high price tags. Dubai is not a cheap city, but it is less expensive than the world’s most expensive ones.
Why the answer changes depending on the index
Two types of rankings are used, and they answer different questions:
- Mercer’s Cost of Living City Ranking compares over 200 items across 226 cities—ranging from transportation and food to housing and entertainment—using New York as the baseline. It is designed for companies setting compensation for international assignees, so it reflects an “expat basket” of goods and services. The latest public edition is based on a survey conducted in March 2024.
- Numbeo is a crowdsourced database of everyday prices. It is useful for comparing rent, food, and transportation costs, but the data is user-submitted and varies based on the number of contributors.
Neither is perfect. When combined, however, they provide a more accurate picture.
The expat ranking: Mercer 2024
City | Mercer 2024 rank (of 226) |
|---|---|
Singapore | 2 |
New York | 7 |
London | 8 |
Dubai | 15 |
Sydney | 58 |
Dubai climbed three places from 2023 and was the costliest city in the Middle East for international employees. The ranking was published in 2024, before the disruption of 2026, so it’s a baseline rather than a snapshot of today.
Rent: the biggest difference
Numbeo’s city rankings give these typical monthly rents for a one-bedroom apartment:
City center
City | Monthly Rent (USD) | Dubai is cheaper by |
|---|---|---|
New York | about 4,447 | about 46% |
Singapore | about 2,974 | about 19% |
London | about 2,843 | about 15% |
Sydney | about 2,521 | about 5% |
Dubai | about 2,407 |
Outside the city center
City | Monthly Rent (USD) | Dubai is cheaper by |
|---|---|---|
New York | about 2,587 | about 43% |
London | about 2,327 | about 36% |
Singapore | about 2,147 | about 31% |
Dubai | about 1,481 |
There are two takeaways from this table. First, rents in central Dubai are only slightly lower than in Sydney and are comparable to prices in London. Significant savings can be made by living outside the city center, where Dubai holds the advantage. Second, Numbeo’s data for the city center is based on prime areas such as Downtown and Marina. Registered rental contracts across Dubai show a lower city-wide median (approximately AED 68,000 per year for a one-bedroom unit, or around AED 5,700 per month), as explained in our guide on the cost of living in Dubai.
Everyday costs
On Numbeo’s August 2026 data, a single person’s monthly spending excluding rent comes to about AED 4,127 (USD 1,124) in Dubai, against about AED 6,091 (USD 1,659) in New York, roughly a third less. Taxis show the gap clearly: a kilometre costs about AED 2.57 in Dubai and about AED 7.99 in New York.
Numbeo’s overall cost-of-living index, with New York at 100, gives:
City | Cost-of-living index |
|---|---|
New York | 100.0 |
Singapore | 90.8 |
London | 88.0 |
Dubai | 62.5 |
Taxes: the biggest swing factor
The UAE does not charge personal income tax on employment income. That’s the single biggest reason a similar salary goes further in Dubai.
City | Top income tax rate (individuals) | Consumption tax |
|---|---|---|
Dubai | 0% | 5% VAT |
London | 45% (UK) | 20% VAT |
New York | 37% federal, plus state and city taxes | NYC sales tax about 8.9% |
Singapore | 24% | 9% GST |
Sydney | 45% (plus Medicare levy) | 10% GST |
For business owners, the UAE introduced a 9% corporate tax in 2023. Also remember the 5% Dubai Municipality housing fee on rent, which acts like a tax on housing.
What’s expensive in Dubai, even compared with these cities
- Central housing in popular towers. Downtown, Marina and Palm Jumeirah rents are close to those of other global cities.
- Private schooling. Dubai’s 23 Outstanding-rated schools charge between about AED 29,500 and AED 111,800 a year (roughly USD 8,000 to USD 30,400), and fees are frozen for 2026–27.
- Imported goods and eating out. European and North American brands, premium dining and hotels carry a premium.
- Car costs. Fuel is no longer a bargain. Special 95 costs AED 4.28 a litre in October 2026 (about USD 1.17), and retail fuel prices have risen more than 60% since February.
What’s cheaper in Dubai
- No income tax, so take-home pay is higher for the same gross salary.
- Rent outside the centre. Well-connected areas like JVC or Al Barsha cost far less than comparable parts of London, New York or Singapore.
- Taxis and some services.
- Free or low-cost leisure. Public beaches, parks and winter markets cost nothing.
What has changed in 2026
- Fuel prices are up sharply. This erodes one of Dubai’s traditional advantages.
- Rents are moderating. Dubai apartment rents rose strongly in recent years, but growth appears to be slowing in 2026.
- Salaries are growing slowly. Hiring slowed, especially for lower-paid roles, so affordability depends on your income. See Average Salary in Dubai.
- Indices lag. Mercer’s ranking dates from March 2024 and Numbeo updates continuously, so neither fully captures this year’s changes.
Who finds Dubai cheaper, and who doesn’t
| If you are… | Dubai tends to feel… |
|---|---|
| A single professional from London, New York or Singapore, living outside the centre | Cheaper, mostly because of no income tax and lower rent |
| A couple choosing a central tower | Similar to other global cities |
| A family with two children in international schools | Expensive, unless your employer pays school fees |
| Someone paid in dirhams on a lower salary | Tight, since costs are set by an international market |
| A remote worker earning in USD or GBP | Often good value, but check the exchange rate if you earn in a non-pegged currency |
The dirham is pegged to the dollar, so US-dollar earners see no currency risk. If you earn in pounds or Australian dollars, your purchasing power moves with the exchange rate.
So, is Dubai expensive?
Compared to New York, London, and Singapore, Dubai is cheaper—primarily due to lower rents outside the city center, lower daily living expenses, and the absence of income tax. However, compared to the global average—and specifically regarding the cost of living for expatriates according to Mercer’s metrics—it ranks among the most expensive cities, with housing and private school fees potentially costing as much as anywhere else. The question is not just how much it costs to live in Dubai, but also how much you earn and the lifestyle you choose to lead.
